The benefit of a disposal valuation
Whilst most transactions are representative of the prevailing market, the balance are either good buying or ahead of the market. Where a site is fully developed land will represent a lower proportion of total value. That compares to a low site cover property, where redevelopment represents the highest and best use. At AIM we track land value trends and differentiate between value drivers such as zone, density, use, contour and environment. What is allowed on one site may not be on a neighbour which can be a key aspect of value differentiation.
Land values are the most volatile, rising strongly when a market is in growth phase, and dropping when demand and funding options change. Aspects that can influence land value is the ability to generate holding income, consent, scale, and title registrations. Dipesh joined AIM Valuation in early 2021 having spent two years working in agency and gaining knowledge of how to lease and sell properties, mainly in south Auckland.
Prior to that he obtained a Bachelor of Property from Auckland University, and went on to complete a property Masters degree. Dipesh brings market knowledge, and transaction analysis to the team which dovetail well with his personable nature.
Outside work he enjoys the gymnasium and plays competitive cricket.
Tim graduated from Massey University with a Bachelor of Business in Property. He joined AIM Valuation in 2022 and provides market insight and statistical analysis, working alongside the valuation team.
