When acquiring a property, conducting due diligence is in your interests. Particularly value due diligence. If you understand when quantifiable risks could occur that allows you to plan in advance. AIM Valuation will highlight those areas of potential risk in our value assessment and report. However you may identify something that has value benefit and we’ll be happy to consider that opportunity, based on what we know and see in the market.

We see advice as a two way street - if we don’t understand or are stuck on a matter, we will communicate with you to obtain clarification. We think your property. Rather than let computers do all the work. We spend time in the market, inspecting and analysing market evidence so when it comes to valuing your asset, we are “on pace”.

The benefit of a disposal valuation

Whilst most transactions are representative of the prevailing market, the balance are either good buying or ahead of the market. If selling a property, an impartial valuation can be of genuine benefit – providing a benchmark that you are happy to have exceeded, or a point for negotiation if pricing is below. AIM Valuation provide pre disposal valuations or advice and can remain available throughout a campaign as a sounding board.

Land

The land market is significant across many valuation fields. In many respects it is the most important aspect of property. Where a site is fully developed land will represent a lower proportion of total value. That compares to a low site cover property, where redevelopment represents the highest and best use. At AIM we track land value trends and differentiate between value drivers such as zone, density, use, contour and environment. What is allowed on one site may not be on a neighbour which can be a key aspect of value differentiation.

Land values are the most volatile, rising strongly when a market is in growth phase, and dropping when demand and funding options change. Aspects that can influence land value is the ability to generate holding income, consent, scale, and title registrations. AIM undertakes a variety of land value assignments, including compulsory acquisition, disposal, strategic, and leasehold. We are available to meet or discuss your specific requirement.

Litigation Support

We provide expert valuation evidence, and full arbitration and mediation services for valuation and rental disputes. This extends from historic assessed value disputes to ground rent disputes, from compulsory acquisition matters to weathertight homes resolution service hearings.

Our advice includes Sale and Purchase, and Lease negotiations. This can include matters of rental, rent review structure, and forensics of value affecting contractual clauses.

Matt Tooman

Matt acts in complex valuation matters ranging from site acquisition and disposal for New Zealand and international companies, to expert witness at arbitration for ground rent reviews, and in mediation for compulsory acquisition of subterranean land.

With over 30 years in the property industry including valuation, sales, and advisory Matt brings a depth of experience and rigour to his work. This includes providing impartial mortgage and capital raising valuations, due diligence valuations, and leasing and acquisition advice.

Dipesh Patel

Dipesh joined AIM Valuation in early 2021 having spent two years working in agency and gaining knowledge of how to lease and sell properties, mainly in south Auckland.

Prior to that he obtained a Bachelor of Property from Auckland University, and went on to complete a property Masters degree. Dipesh brings market knowledge, and transaction analysis to the team which dovetail well with his personable nature.

Outside work he enjoys the gymnasium and plays competitive cricket.

Tim Josephson

Tim graduated from Massey University with a Bachelor of Business in Property. He joined AIM Valuation in 2022 and provides market insight and statistical analysis, working alongside the valuation team.

David Cooper

David joined AIM Valuation in 2022 having spent two and a half years working at QV providing rating valuations over the wider Auckland isthmus. He has a Bachelor of Property from the University of Auckland.
